Condomínios horizontais em Curitiba (PR) : parâmetros para integração socio-espacial

Abstract

Resumo : Esta monografia tem como objetivo a compreensão acerca do processo de formação de enclaves residenciais e suas dinâmicas sociais e espaciais. Os condomínios residenciais horizontais vêm se afirmando no mercado imobiliário como um modo preferencial de habitar a cidade contemporânea, potencializando o bairro onde se inserem como um espaço exclusivo e isolado que, por ser murado e não possuir uso misto, segmenta a cidade e diminui a qualidade de vida do espaço exterior. Essa nova maneira de ocupar o espaço urbano vem levantando questionamentos relacionados ao parcelamento do solo urbano, relações entre classes, mobilidade urbana e distinções entre espaço público e privado nas cidades. Dentre os problemas abordados na pesquisa, destacam-se a compreensão de sua lógica, suas conformações espaciais e a maneira como vêm sendo regulamentados. Tendo em vista a crescente demanda por essa tipologia residencial e a discussão da inconveniência da segregação que o enclave residencial gera, o presente estudo busca apresentar parâmetros de desenho urbano que sirvam como critérios de integração espacial entre enclaves residenciais urbanos e suas imediações, abordando as inconveniências da segregação espacial promovida por esse tipo de conformação urbana em Curitiba. Para tanto, estudam-se as formas que esses empreendimentos vêm assumindo no município e são identificados seus principais condicionantes para traçar um plano de intervenção que busque atingir aos objetivos aqui traçados.

Abstract : The present study was motivated by the drive to understand the process of how residential clusters are structured, as well as how their social and spatial dynamics take place. Residential clusters have been gaining space in real estate market as a preferential way of living in the contemporary city. This type of urban settlement, however, has been enhancing the spatial isolation in the suburbs where they are located, segmenting the city as well as reducing the quality of life in these spaces by putting up outer walls and limiting the development of mixed use projects. This contemporary way of occupying urban space has been raising pertinent questions regarding land subdivision, social relations, urban mobility and distinctions between private and public spaces. The apprehension of how clusters are structured, the way they are translated spatially and how they are being regulated are among the issues addressed by this study. With increasing demands for this type of residential typology and the discussion of its inconvenience in the city, the research presents design parameters that establish criteria for integration between residential clusters and their surroundings in Curitiba. In order to achieve this, this study analyses the forms assumed by these clusters in the municipality and identifies the main determinants for purposes of outlining a plan with which to reach the stated goals.
