Manutenção predial preventiva : estudo de caso - Colégio Estadual Marcelino Champagnat - Londrina - PR

Abstract

Resumo: Este trabalho trata de pesquisa realizada em uma escola estadual no tocante à manutenção predial do edifício. O tema principal a ser abordado é a manutenção preventiva em edifícios públicos. O intuito é analisar os materiais disponíveis sobre o assunto na esfera das instituições públicas de ensino na região de Londrina e apresentar dados comparativos através de um estudo de caso. A manutenção predial em escolas públicas não é tratada de forma preventiva, o que ocorre é o ato de consertar o que foi quebrado ou estragado. Segundo Manzano e Matos (2006) a falta de manutenção preventiva em instituições públicas de ensino tem comprometido cerca de 10% das vagas disponibilizadas pela rede estadual de educação. Outro fato constatado é que nas obras de reformas das escolas ocorrem patologias decorrentes da falta de manutenção, fato que poderia ser modificado com a adoção de planos de manutenção e orientação aos usuários e responsáveis pela gerência da edificação. O objetivo da pesquisa é identificar os maiores problemas em relação à falta de manutenção predial em escolas públicas estaduais. Será analisado o estado atual da edificação do Colégio Estadual Marcelino Champangnat para identificar as maiores incidências de patologias relacionadas à falta de manutenção, fazendo um comparativo com estudos anteriores. Espera-se que o material apresentado possa colaborar como base de pesquisa na elaboração de manuais e planos de manutenção deste setor. A adoção de Sistemas de Manutenção Preventiva nas edificações de ensino acarretaria menos gastos de verbas públicas para reparos e reformas, alocando os recursos, por exemplo, na ampliação e melhorias dos imóveis.

Abstract: The present work deals with the research done at a public school regarding the building maintenance of the school facility. The main theme that will be broached in the paper is the preventive maintenance of public buildings. The intention of the work is to analyze the available material on the subject matter, on the sphere of public education institutions in the region of Londrina, and to present comparative data through a case study. Maintenance of public school buildings is not executed in a preventive way, what occurs instead is the practice of fixing what has been previously broken or damaged. According to Manzano and Matos (2006), the lack of preventive maintenance in public education institutions has been decreasing in about 10% the quantity of places available for students at the state education system. Another fact observed is that during the renovation works at schools, building pathologies caused by lack of maintenance occur, a fact which could be changed with the adoption of maintenance and orientation plans aimed to the users and to those in charge of the management of the building. The objective of the research is to identify the major problems related to the lack of building maintenance in state public schools. The current state of the building of the Colégio Estadual Marcelino Champagnat (Marcelino Champagnat State School) will be analyzed to identify the highest incidences of building pathologies related to lack of maintenance, making a comparison with previous papers. The presented material is expected to collaborate as a research base in the elaboration of manuals and maintenance plans on this sector. The adoption of preventive maintenance systems in educational facilities would lead to less spending of public funds on repairs and renovations, allocating resources, for example, in the expansion and improvement of the buildings.
