Edifício residencial de múltiplos pisos : análise comparativa de custos de sistemas estruturais em concreto para o pavimento tipo

Resumo: Na cadeia produtiva da construção civil a etapa de projetos é das mais importantes, visto que as decisões tomadas nesta fase inicial contribuem na redução do custo do empreendimento. Entre estes projetos destacamos o projeto estrutural. O projetista estrutural ao receber o projeto arquitetônico de uma obra deve escolher qual é asolução mais viável a ser adotada para a superestrutura, com foco no pavimento tipo, levando-se em conta a construtibilidade e o fator custo. O presente trabalho tem como finalidade fornecer aos projetistas e contratantes, para projetos semelhantes ao deste trabalho, índices de consumo de materiais aplicados (concreto, aço e formas) com os respectivos custos e as percentagens de cada superestrutura em relação ao custo global do edifício. De um edifício residencial de múltiplos pisos a ser executado na Região Metropolitana de Curitiba, foram analisadas duas superestruturas distintas. A primeira, com 3 (três) sistemas diferenciados: sistema estrutural convencional com laje maciça; com laje lisa nervurada utilizando como material de enchimento blocos de concreto; com laje lisa nervurada utilizando como material de enchimento formas plásticas. A segunda, cuja diferença é a majoração dos vãos das lajes, também com 3 (três) sistemas diferenciados: sistema estrutural com laje lisa nervurada utilizando como material de enchimento EPS (poliestireno expandido-isopor); com laje lisa nervurada utilizando como material de enchimento formas plásticas; com laje lisa maciça com o uso de protensão não aderente (monocordoalha engraxada). Em todas as superestruturas analisadas foram consideradas as fundações. No desenvolvimento do projeto estrutural utilizou-se o software comercial de cálculo estrutural CAD/TQS. Para a composição dos custos de cada sistema estrutural foram considerados materiais, mão-de-obra, prazo e equipamentos para a execução. Na análise final encontrou-se uma variação percentual de custo das estruturas de 15% a 20 % em relação ao custo total do empreendimento. Abstract: In the construction business the most important stage is the designs stage, since the decisions made in this period of time can contribute in a significant way to reduce the cost of the construction. One of these designs, which deserve special attention, is the structural design. Once the structural engineer begins the study of the architectural design of a building it is necessary to find an appropriate solution to be applied to the structural framework, with focus to the standard floor, taking into account the constructability and the related costs. This dissertation intends to provide for the structural engineers and contractors, materials consumption indexes, such as concrete, steel and formworks, with their respective costs and the cost percentages referred to the total cost construction, limited to buildings with the analogous configurations of the case studies. Two different frameworks of residential multistorey buildings, to be constructed in the city of Curitiba, were used as reference. The first structural framework which was analysed used three different systems: full thickness conventional concrete slabs, waffle slabs with concrete blocks filling and waffle slabs with plastic forms filling. The structural systems considered in the second solution of framework were: waffle slabs with EPS filling, waffle slabs with plastic forms filling and unbonded post-tensioned concrete, except that in this case the spans were increased due to the options adopted. The cost to the infrastructure was also used as a parameter in all the solutions analysed. In order to elaborate the structural design, the commercial structural design software CAD/TQS was used. The material, the workmanship, the time limit and the construction equipments were included to find the cost of the structural systems studied. The final analysis showed a variation in the costs of the structures of 15% to 20% in relation to the total cost of the building construction.
